terms and conditions to ensure that everybody can enjoy a pleasant
and comfortable stay
MONTHLY RENTALS
- The minimum stay for this mode is 3 months
- Rental prices for the monthly rentals include taxes
(Impuesto de Bienes Inmuebles)
- The expenses of internet, water, gas, electricity and community (condominium) are charged apart (approximately 50 € per month per person). The amount that each person has to pay for the expenses can vary depending on the number of people in the apartment (usually the more people the less each one has to pay). The expenses are also usually higher in winter than on summer depending on heating usage
- On your arrival you have to pay a one month deposit that will be given back to you when you leave as long as there is no damage in the apartment
- To make a booking on advance, you have to make a 240 eur payment per room that will be deducted from your first rental payment to us once you get to Madrid. We highly recommend you to book a room 1-2 months in advance of your arrival date, otherwise the room may not be available if another student has decided to book it first. If after booking a room you decide that you do not want to keep it, you would lose the booking fee. If after booking you decide that you prefer any other of our rooms there would be no problem as long as it is available
DAILY RENTALS
- The minimum stay for this mode is 10 days. The daily rentals are usually only offered during the summer months (between june and august 20th), but you can still consult with us on availability
- Rental prices for the daily rentals include all the expenses
- On your arrival you have to pay a 10 day deposit that will be given back to you when you leave as long as there is no damage in the apartment
- To make a booking on advance, you have to make a 120 eur payment per room that will be deducted from your first rental payment to us once you get to Madrid. We highly recommend you to book a room 1-2 months in advance of your arrival date, otherwise the room may not be available if another student has decided to book it first. If after booking a room you decide that you do not want to keep it, you would lose the booking fee. If after booking you decide that you prefer any other of our rooms there would be no problem as long as it is available
- Stays under 1 month duration will have a 40 eur sign up fee.

1.
BOOKINGS
-The booking fee is 240 eur PER ROOM that you want to book. The
amount that you pay as a booking fee will be deducted from the
first rent payment that you make to us. You need to tell us your
arrival and departure dates (can be estimated if not exactly
known). For example, if you want to book an entire apartment that
has 3 rooms, the booking fee would be 240 x 3 = 720 eur.
When you write to us saying that you definitely want to book a room
or apartment we will then send you a confrimation e-mail with the
data needed for the transfer. From the moment that we send you the
confirmation e-mail we will temporarily mark the room or apartment
as reserved for 48 hours (saturdays and sundays do not count
towards this). During that time you have to make the bank transfer
and send us the confirmation paper (scanned), e-mail or sreenshot
from your bank that says that the transfer has been done. Your bank
will charge you an extra of around 2-4 eur for a transfer from an
European country outside of Spain. If we don't receive it, we will
mail you and cancel the reserve. If we receive it, the apartment
will be marked as reserved for an additional 5 days until we can
see in our bank account that the transfer has been done.
While the room or apartment is reserved we will inform other
students that may be interested in it that the room or apartment is
currently reserved and cannot be booked until the reservation
ends.
International bank transfers usually take 1-3 days to be carried
out. If we don't see that the tranfer gets to our account in 5 days
(saturdays and sundays do not count towards this) from the time
that you sent us the confirmation of your bank, we will mail you
and the reservation will be cancelled.
As soon as we see that the transfer arrives to our account we will
send you a verification e-mail and mark the room or apartment as
booked for your arrival and departure dates. The apartment will be
ready and waiting for you when you arrive. If you want to extend
your departure date you should tell us with as much anticipation as
possible, otherwise we may not be able to extend it.
-If you are coming to Madrid to see the apartment before your long
term stay, or you have a friend in Madrid we can show you the
apartment before you make a booking . You can then pay us the 240
eur booking fee in cash when we meet in person and we will give you
a signed receipt. You may also make the bank transfer after seeing
the apartment if you prefer that payment method.
-You also have the option of seeing the room in Madrid on your
arrival day before you rent it without booking. We would make an
appointment on your arrival date to show you the apartment and then
you can decide to rent it or not. The problem with this option is
that you could only stay as long as the room that you are
interested in is still empty or we have other room available in
other of our apartments.
2. ARRIVAL DAY AND
DEPOSIT
On your arrival day we will make an appointment at the apartment
location at a predefined hour. Before we give you the keys of the
room or apartment you need to pay the deposit, pay for the first
rent payment, and sign the contract.
The amount of the deposit is equal to the rent of 1 month. For
example, if the monthly rent is 390 eur per month, the deposit
would be 390 eur. The deposit will be given back to you when you
leave the apartment.
The first and last months will be paid proportionally depending on
your arrival and departure dates. For example, if you arrive on day
7 of the month, the month has 30 days and the monthly rent is 390
eur, you would have to pay 24 days. 390 x 24 /30 = 312 eur for the
first month.
If you had previously paid the booking fee of 240 eur, it will be
deduced from your first payment to us.
In the preceding example, if you had paid the 240 eur booking fee,
you would have to pay on your arrival day: 390 eur deposit + 312
eur first month rent - 240 eur booking fee already paid = 462
eur.
If you prefer not to bring the money in cash with you, you can also
make a bank transfer from your country to our account. If you
choose to make the first payment with a bank transfer from your
country make sure to make it with an anticipation of at least 15
days so the transfer has time more than enough to reach our account
and to solve any problems that it might have (for example if the
IBAN code is introduced wrong). We cannot give you the keys of the
apartment until the deposit and the first payment of the rent is in
our hands. If you want to make your first payment to us using this
option, please e-mail us with enough anticipation so we can confirm
it to you, tell you the transfer amount and data, and be ready to
expect your transfer.
The day of your arrival we will sign the rental contract at the
apartment. You need to bring your passport with you so we can take
a photograph of it and check that it is right. If you are from the
European Union a national identification card is enough (not a
driving license). If you are several people, each of you will have
to sign the contract and bring their passports or national
identification cards.
3. MONTHLY RENT
PAYMENT
The rent and the expenses of the previous month must be paid during
the first 5 days of every month. We will always try to visit the
apartment personally the first 5 days of every month to collect the
rent, inspect that the common areas of the apartment are being kept
in good condition and make any repairs that may be needed. If you
cannot be present the day that we go to the apartment or we cannot
go any month for any reason, you can also pay the rent and the
expenses of the previous month making a bank transfer to our bank
account. We will provide you with a signed receipt for every
payment, stating the amount paid, the concept and the date.
If we cannot visit the apartment in the first 5 days of the month
or you are not present that day, you need to make a bank transfer
to us as soon as possible so that it can arrive to us before the
day 10 of the month. If you do not pay the rent during the first 10
days of the month and have not a justified excuse, every day of
delay we will charge an extra of 10 eur. If the rent is not paid
before the day 15 of any month and you have not a justified excuse,
you will have to leave the apartment without right to reclaim the
deposit.
The amount of the total expenses of the apartment (internet, water,
gas, electricity and condominium) is divided between the number of
people in the apartment. From our experience you should expect to
pay around 50 eur per month and per person. Some months like the
first one or when a new student gets in or out of the apartment the
bills don't reflect the real consumption per student. What we do in
that situations is to charge to each person the default of 50 eur
per month.
4. DURING YOUR
STAY
During your stay you are only allowed to use our rooms or
apartments as your temporary private residence. Commercial use and
sub-letting are not allowed.
Residents will respect the rules of the community and neighbours
and special care will be taken in limiting noise. Apart from the
community rules which may be more restrictive, in Madrid it is
illegal to make any noise higher than 35 dB (A) during the day
period or higher than 30 dB (A) during the night period in
residential buildings according to "DECRETO 78/1999, de 27 de mayo
de la Comunidad de Madrid". As a result of this, parties in the
apartment are prohibited. The only exception would be the case that
you count with a written formal permission from all the neighbours.
Please remember that any damage caused to the apartment, the
furniture or the equipment of the apartment will have to be paid
for by the residents of the apartment.
Visits from friends and family are permitted as long as all of the
residents in the apartment agree. Overnight visits are not
permitted. You can contact us to rent a room in the apartment for
your guests if it is available. If you are renting a full apartment
you can also contact us to place an additional bed if the apartment
has room for it for a small additional fee.
Animals are not permitted in our apartments.
Smoking is not permitted in the common areas of the apartment
unless all of the residents agree. If any of the residents has a
justified medical problem like asthma and cannot tollerate smoking
in the vicinity, smoking would not be allowed in any part of the
apartment. We would like to remind you that smoking on the bed or
dumping cigarettes lit in a dustbin is extremely dangerous as it
can lead to fire. Any damage caused to the furniture or the
equipment of the apartment from smoking including bad smells must
be avoided. Any damage to the apartment will have to be paid by the
person who did it.
If there were any missing or damaged items in the apartment (beyond
the normal wear of them from use), repairs and or replacement will
be paid by the person who caused the damage. In the case that the
resident responsible for the damage does not identify him or
herself, all residents will share the expense. We will always
intermediate if any problem may arise to find the person
responsible for the damage.
Residents will respect the furniture and decoration of the
apartment and will not change it or introduce new furniture without
our written authorization (including e-mail).
Causing any damage to the walls or the furniture is not permitted
in any way. Neither to place any object on them (using glue,
stickers, adhesives, nails, etc...)
Residents will set up the schedule in the apartment by common
agreement. The schedule regarding study time and night time, the
division of household tasks such as the cleaning of the apartment,
the removal of trash, and any other common sense living criteria
that residents set need to be respected as contract rules.
The residents are responsible of keeping the apartment clean and
tidy, specially the common areas.
In the rare case that a resident is found guilty of a crime or
misdemeanor occurring in the apartment or outside of it, he or she
will be expelled from the apartment without right to reclaim the
deposit nor the remainder of the rent paid in advance.
Possesion of any kind of weapon is completelly forbidden and will
also result in the expulsion from the apartment without right to
reclaim the deposit nor the remainder of the rent paid in
advance.
In the rare case that a problem may arise we will always
intermediate to try to solve the problem. If you have even the
slightest problem with any roomate or a neighbour please let us
know as soon as possible and we will do everything we can to solve
it.
If a resident keeps an irresponsible attitude after being advised
from us several times in a written maner (including e-mail), he or
she may be expelled from the apartment without right to reclaim the
deposit nor the remainder of the rent paid in advance. These
include consumption of drugs, excessive consumption of alcoholic
beverages, deliberately damaging the apartment, causing trouble
with the neighbours by repeteadly breaking the community rules,
etc.
Constant accumulation of lesser faults like causing a bad ambient
in the apartment, bullying other fellow residents or neighbours,
not keeping clean and tidy the apartment (specially the common
areas) may lead to a formal advise from us in a written maner
(including e-mail). After being advised several times, he or she
may be expelled from the apartment without right to reclaim the
deposit nor the remainder of the rent paid in advance.
Once the signed period for the contract is finished, if the
resident does not leave the appartment freely, we may take all
his/her belongings and take them out of the apartment without any
legal autorization (in the same way that it is carried out in a
hostel), as well as forbide the entry of the student to the
aparment. We will keep those belongings for a period of 30 days. If
no reclamation is made within that time, they will be dumped. These
rule also applies in the rare case that the resident is expelled in
the cases explained before, or in the case that the resident does
not pay the monthly rent before the day 15 of the month without a
justified excuse.
We are not responsible for the loss, theft or damage of items left
in the apartment by residents.
5. DEPARTURE DAY, DEVOLUTION
OF THE DEPOSIT
Please contact us with enough anticipation (at least one week if
you contact by phone, or 15 days if you do it via e-mail) of your
departure date so we can make an appointment at a selected hour in
the apartment.
The first and last months will be paid proportionally depending on
your arrival and departure dates. For example, if you arrive on day
7 of the month, the month has 30 days and the monthly rent is 390
eur, you would have to pay 24 days. 390 x 24 /30 = 312 eur for the
first month.
On your departure day we will make a final inspection of your room
and the common areas of the apartment. Both you and us will sign an
end of contract agreement. Any payments left will have to be made
by you (like the last payment of the supplies). Then you will have
to give us the keys and we will give you back your deposit. If any
damage is found in the apartment, the reparation cost will be
deducted from the deposit.
